Apartments designed to make the everyday extraordinary

Located in the heart of downtown Athens Ga, Fred's Historic Properties is an exclusive student lifestyle community. Our founder has delicately renovated these historical buildings whilst keeping the unique original features. These luxury studios and lofts have a wide variety of styles, including hardwoods dating back to the early 19oo's and original polished marble, still beautifully intact.

More than just a housing.

The Fred's Historic Buildings are more than just apartments – each property we own has its own unique historical story behind it.

The Fred Building

Originally the commerce building

This building, Athens’ first "skyscraper," was originally the Southern Mutual Insurance Company building and it also housed the Georgia National Bank and Costa’s Ice Cream Parlor. Later in the decade, the C&S Bank, as well as Palmer and Sons Drugs were, located there.

The Albon Chase House

also known as Old presbyterian manse

One of the oldest houses in Athens, this house sits on its original lot and was built as a downtown home for Albon Chase, the second mayor of Athens and owner of Athens’ first paper mill. The Greek Revival house, with elements of English Regency style, is one of the last remaining of its style in Athens. The interior is original, as is the building behind the house, which served as the cookhouse and carriage house.

191 E. Broad St

Originally athens' first hotel

E.L. Newton built this building, which at one time was Athens’ finest hotel. This structure housed the hotel until the 1920's. Known then as the Commercial Hotel because of the commercial shops located on the first floor, the name was subsequently changed to the Colonial Hotel. The present façade is of the 1920's period and represents the Colonial Revival style.

400 Building

originally a mercantile store

This block was once the location of an Athens' butcher who, under contract, fed downtown cats kept by local shopkeepers to combat the rodent population

Living it up in Athens.

Athens is home to The University of Georgia's Bulldogs and we are big fans of the Red and Black. Our apartments are conveniently located in the heart of downtown, which displays a plethora of award-winning restaurants, boutique shops, famous breweries and a lively music scene.
